The Smallest Apartment In NYC Is Only 60 Sq Ft, But Will Cost You $1100/Month: ‘This Can’t Be Legal’

It’s no secret that New York City has one of the most competitive real estate markets in the world. The inventory is limited and the demand is high. This results in constantly rising prices and outrageous rental rates. The numbers are shocking when you break it down to cost per square foot.

According to Realtor.comThe median listing price for NYC homes in 2021 was $1.3 Million, and the median square footage price was $1,500.

When it comes down to rentals RentCafeThe average rent for a Manhattan apartment was $4,072 per monthly with an average apartment size measuring 702 square feet. However, they noted that “the cost of rent varies depending on several factors, including location, size, and quality.”

The Big Apple’s high rental rates led to Mayor Bill de Blasio introducing a plan to use rezoning to create thousands more apartments that can be rented at a fraction of the market price.

This resulted is a boom in micro-apartments. They are tiny spaces less than 350 square foot. Micro-apartments can be used by a single person who is rarely at home.

According to YouTuber Erik ConoverThe smallest apartment in NYC is a 60-square-foot micro-apartment, which rents for $1100 per monthly. It’s located in St. Mark’s Place, a “fun neighborhood” near New York University.

The micro-apartment can be found in a lovely building with an impressive entrance. Conover found the unit by climbing up a flight of stairs and entered it with Cash Jordan, a rental agent and YouTuber.

A mirror, a sink, a mini-fridge and corner shelf were all found near the door. A flat-screen TV was suspended above all of these items. On the opposite side of the front doors was a small closet and two shelves.

“This can’t be legal,” Conover said as he entered.

Once he passed the sink, fridge, and microwave–which takes up half the apartment–there is a ladder going up to a twin-size loft bed. The loft bed is simply a bunk bed with no bottom bunk. It is located against the wall opposite the front door. The area underneath the bed is the apartment’s “living space.”

The micro-apartment had two fluorescent lights, a window that overlooked an alley and a few wall outlets. The hallway houses the bathroom which is shared by other renters.

For those who have always dreamed of living in the big city, micro-apartments are an affordable–and slightly claustrophobic–option. “If you’re looking to move to the city, it’s definitely possible–don’t say the rent is too high,” said Conover.
